Net zero is now a position to maintain, footnoted against material changes in portfolio composition. Town Centres went from 16 assets to 17 in six months. Every new centre and every EV bay adds load that has to be matched with new generation.
Stockland has disclosed the mismatch: high-demand assets have limited roof and high-roof assets have low demand, so solar is traded between them. A town centre canopy puts several megawatts directly under the load, on the site that already uses the power.
Town Centres sit at 4.7 stars NABERS Energy against a 5.0 star target by FY27. Onsite generation on the common-area meter is one of the few levers left that moves a mature centre's rating.
Covered parking is a visible shopper amenity: protection from sun, heat and hail, a better arrival, and support for dwell time, foot traffic and tenant retention. Across regional Queensland and coastal New South Wales, that shade is worth something on its own.
Stockland achieved net zero Scope 1 and 2 on 12 December 2025, more than 90% of it through absolute reduction rather than offsets, and the commitment now is to maintain that position subject to any material change in portfolio composition. The rooftop programme behind it is 45 MWp across more than 50 buildings, of which over 28 MWp was installed or under construction at 31 December 2025. Delivering the balance is roof space that is already identified and already spoken for.
The car park is the surface that is not. There are 26,967 car spaces across the sixteen operating town centres, largely at-grade and largely single-level, on assets that already carry a rooftop array, an embedded network and, at sixteen centres, a committed Ampol EV charging rollout. A canopy adds generation to the same meter, on land already owned, with no greenfield acquisition and no procurement premium. Against a 5.0 star NABERS target by FY27 and the first mandatory climate statement landing this year, it is the most direct capacity left to add.
These are not desktop guesses. Each canopy below was drawn to scale on the site's actual car park and priced through our engine. Figures are preliminary, ex-GST, subject to site assessment. Across these 2: 4.6 MWp, about 6.2 GWh a year generated on site, for roughly $8.1M of base scope.
Canyon Solar factory-builds solar canopies that turn large car parks into onsite power generation and shade. The canopy below sits over a supermarket car park, the same anchor format that trades across Stockland's town centres.
For the main lots, the standout design is the Grand Canyon: a continuous, full-coverage canopy with no gaps over the driving lanes. It gives the highest solar density in our range and a clean roofline that makes the car park look like a designed part of the centre, not an afterthought.
Beyond the centres drawn above, we screened the town centres for large, flat, at-grade car parks and sized each from its published car space count. Together the 11 centres represent roughly 21.6 MWp and $39-46M of indicative solar canopy, a programme that can be staged centre by centre.
